やはり、中央(ちゅうおう)の地価(ちか)は地方(ちほう)の地価(ちか)と比(くら)べて２〜３倍(にさんばい)ほどするようだ。

As expected, land prices in the city center are about 2 to 3 times higher than in rural areas.

町(まち)の中央(ちゅうおう)にあるからといって、この商店(しょうてん)街(がい)がいつも繁盛(はんじょう)しているという事(こと)ではない。

Just because it's located in the center of town doesn't mean this shopping street is always prosperous.
